What's the difference between a rough, final and sparkle clean?
They're three different jobs at three different points in the build. A rough clean happens at lock-up — debris out, floors swept and vacuumed, sticker and film first pass, surfaces dust-free so painters and caulkers can work. A final clean happens once every trade is finished: full detail through kitchens, bathrooms, joinery, glass and floors, to the standard your internal inspection is going to apply. A sparkle clean is the last pass 24 to 48 hours before handover — settled dust, chrome polished, glass checked against the backlight, touch points disinfected. Most builders book a final and a sparkle; the rough is what keeps the trades moving in between.
How much does a builders clean cost?
We quote line items per stage after an inspection, never a bundled figure, because construction doesn't buy bundles. What moves the price: floor area and number of levels, how many wet areas, the amount of glass and whether it's reachable from the ground, the condition the site is left in, whether protective film has been on long enough to bake on, and whether you need us on a weekend or to an urgent handover date. Two houses of the same size can differ by hundreds depending on those. Send us the plans or the address and you'll have an itemised quote within 24 hours.
How much notice do you need?
For a scheduled final or sparkle clean, three to five working days is comfortable. We hold capacity for urgent handovers and we work weekends — if you've been let down and need a house cleaned for Monday, call rather than email. Urgent and weekend work carries a premium, and builders pay it gladly when the alternative is a delayed settlement.
What is the Handover Certificate?
It's the document nobody else in Melbourne delivers. A 62-point checklist, walked and co-signed on site by your own site supervisor — not self-certified by us. It carries timestamped before-and-after photographic evidence per section, and a written guarantee: it passes the client's inspection or we re-clean the failed items free within 24 hours. It's a branded PDF delivered the same day, and it's built to be forwarded straight to your client. Legally it's a joint quality-assurance inspection record — it is not a regulatory certification or an occupancy certificate, and we never present it as one.
What happens if something fails the client's final inspection?
If the item was on the co-signed checklist, it's ours — we come back and correct it free within 24 hours, under the guarantee. If trades went back in and re-soiled areas after we handed over, that's a defect clean and it's billable, charged hourly with a four-hour minimum. The co-signed checklist is exactly what makes that line indisputable instead of an argument, which is the entire point of walking it with your supervisor.
Do you clean windows? Internal and external?
Yes — internal and accessible external glass, squeegee finished and streak free, with frames, sills, tracks and thresholds included on both faces. Construction residue, plaster and concrete splatter come off with methods matched to the glass type, which is what separates us from a domestic window cleaner. Glass balustrades and pool fencing are done both sides. Anything needing an EWP, scaffold or abseil is quoted separately after inspection, with a certified operator.
Do you supply your own equipment, water and power?
We bring all our own equipment, chemicals and consumables — industrial vacuums, machines, ladders, and the right product for each surface. We use site water and power where it's connected, which is standard. If the site has neither, tell us at quote stage: we can work around it, but it changes the scope and the price.
Are you insured? What cover do you carry?
Yes. Public liability cover appropriate to construction sites, plus workers compensation. We're a Pty Ltd company, not a sole trader, specifically because construction carries damage risk and builders need a counterparty that can stand behind it. Certificates of currency are sent with the first quote — you should never have to chase a cleaner for paperwork before putting them on site.
Do your staff hold White Cards?
Every person we put on a site holds a current Construction Induction Card. No exceptions, including on weekend and urgent work. Copies are provided with our compliance pack at first contact.
Do you provide a SWMS?
Yes. A Safe Work Method Statement for builders cleaning is part of the compliance pack we send before we set foot on site, alongside insurance and White Cards. If your principal contractor needs it in their own format or uploaded to a site portal, tell us and we'll handle it.
What areas of Melbourne do you cover?
Melbourne metro. We're strongest through the western corridor — Point Cook, Werribee, Tarneit, Williams Landing, Altona and out to Melton — and we regularly work the inner north, inner south and the eastern suburbs. If your site is outside metro, ask anyway: for multi-unit work or an ongoing builder relationship we'll travel.
What are your payment terms?
Seven days from invoice for established builder accounts, with the invoice issued on completion alongside the Handover Certificate. First job with a new builder is payable on completion unless an account is agreed in advance. Multi-unit projects can be progress-invoiced per unit or per stage — tell us what suits your accounts process and we'll match it.
Can you work weekends or to an urgent handover date?
Yes, and it's deliberately how we started. Full weekend availability is the reason builders call us: the market's cleaners routinely fail on urgent handovers, and a delayed handover costs a builder far more than a premium rate. Weekend and urgent work is charged at a premium, quoted up front, never added afterwards.
What isn't included in a standard clean?
Appliance interiors, floor buffing, sealing or steam treatment, carpet steam cleaning, tile and grout restoration, pressure washing, and non-accessible glass are all separate line items — you pick them, they're never assumed. Scraping bulk plaster, render or paint off floors is an hourly variation, as is removing residue from film that's been baked on by months of sun. If a site is left significantly worse than what we quoted against, we tell you before we start, not after.
